In his own words: Well, Houston is just too hot for any hearth. Here, the kitchen is the heart of the home, and design is starting to reflect that.”

It’s no secret that a lot of valuable family time is spent around a dining table. , a custom home design firm in Cypress — believes that traditional walled-off spaces make it difficult for families to enjoy time together. “It used to be about designing homes as large as they could be,” he says. “Now people want a better space that their family can all share.”

Learning the ropes. During college, home design from a custom builder. “In those early years, I was getting yelled at by framers, carpenters and trim designers,” he says. “It taught me to design homes that don’t just look good on paper, but that can actually be lived in.”

All in the family. “For holiday meals, I don’t like the traditional adult table and children’s table. I want everyone to be together. I think about that when I’m designing a home: How would a family live here?”

Tired of crowded, separated spaces? Read tips below to open your living areas to the whole family.

1. Forgo the Formality

Rather than reserve a separate space for formal dining, save that square footage for a dining area in your main living space. “Why keep space for a table you enjoy only once or twice a year?” “Instead, we like to upgrade the breakfast area in the great room into a dining area that everyone can enjoy year-round.”

A client in Benders Landing Estates in Spring, who is originally from South Carolina, wanted a kitchen with classic Charleston charm. “I wanted to give her a nontraditional dining space that she would actually use,” “I ended up expanding her breakfast room so she and her family could eat there every day, take in the lake views and still be a part of the action.”

2. Dine With a View

In most older homes, “the dining room was an enclosed space in the front of the house, “Now we like to place the dining area in the back of the house so it opens up to the backyard or looks out to your best view. Many homes we do are on golf courses or lakes.”

Another Benders Landing Estates client wanted a highly symmetrical, Alamo-inspired home. “Instead of pushing the dining space away from everything, I lined it up with the kitchen and the living area under that cathedral ceiling,” To the right and left he got beautiful yard views. The dining area is at the center of everything.”

3. Enlarge Your Island

Once you’ve incorporated your dining area into the great room, expand the size of your kitchen island. “Traditionally, the island was strictly a prep space,” Now we’re creating larger islands to act as anchored entertaining spaces. It helps blend the formal and informal vibe of updated kitchens.”

chose a large island that looks and functions like furniture for the Benders Landing Estates kitchen seen here. “Not only does it have additional storage, which frees up space in the kitchen, but it also has paneling, decorative table legs and its own paint color,” he says. “The island became a place for my clients’ grandchildren to sit, which was the objective.”

4. Design a Family Photo Wall

It seems simple enough: Put some photos in some frames and hang them on a wall. But getting a good-looking gallery wall takes a bit more planning and preparation. Here’s a look at the basic steps, some smart tricks and advice on whether hiring someone to help would be right for you.

Cost: A DIY installation can cost $300. A larger installation involving reprinting photos and having them professionally framed and hung could cost as much as $3,000 or more.

Cost range:

Moderate-grade materials: For a unit measuring 12 feet wide and 8 feet high, expect to pay between $2,000 and $4,000 for moderate-grade finishes and appointments.

Higher end: A more upscale unit, with more bells and whistles and a stained wood finish, would probably run you $3,000 to $6,000.

DIY: Homeowner Christina Katos completed her built-in project for $2,000. (Click on the link below to see more.)

7. Bring Out Your Home’s Character With Trim

It might sound boring, but some of the small details of your home — like trim — can have a huge effect on the way it looks and feels. See how new trim might be just the embellishment to take your home to a new level.

Cost: If you were to trim a small bedroom with crown molding and a more substantial baseboard, you could probably do the project for less than $500. The cost for large rooms with custom casework will creep into the thousands of dollars, depending on the wood species and detail.

8. Upgrade Your House With New Interior Doors

Swapping out your doors can instantly elevate the style in your home. Click the link below to learn the different types, styles, materials and more.

Cost: Doors start at under $50 for a hollow core with a primed surface. Prices jump significantly for solid wood doors; expect to pay $200 to $300 for the more common styles and sizes.

Moving on up into specialty woods, such as exotic veneers, the price will balloon to $500 to $1,000 per door, and even more for antique and custom doors. Keep in mind that you will have to pay for installation labor and finish materials in all circumstances.

9. Refinish Your Floors

Hardwood floors will start to show wear and tear after about 20 years. But before you rip everything out and replace them with costly new floors, consider refinishing your existing floors first.

Cost range: Most floor refinishers charge by the square foot, but prices vary considerably, depending on your region, your home’s accessibility, the size of the job and the work you want done (including the color of the stain — dark stains take more prep time).

Plan to spend between $2.50 and $5.25 per square foot for sanding, staining and three coats of finish.

10. Add a Murphy Bed

Beds take up a lot of space. If you have a guest room that’s used only a few days out of the year, that means you’re potentially wasting a lot of space. A fold-up bed could help your spare room perform multiple duties.

Cost: This depends on the system, the size, additional shelving and cabinets, who will install it and more. You can get a simple Murphy bed that folds out from what looks like a large cabinet (like the one seen here) for about $2,500; you can get semicustomizable prefab versions starting at $5,000. Bringing in professionals to help integrate a one-of-a-kind custom design will cost more.

Replacing a fireplace wall is mostly an aesthetic choice, but if yours is a commanding focal point in your room, then it could be worth the time and effort for an overhaul. Plus, an updated fireplace can also increase resale value.

Cost: Drywalling over a brick fireplace could run about $1,500. A 6-foot-wide floor-to-ceiling paint-grade oak or poplar fireplace with a tiled hearth could run around $2,000. Wrapping an entire fireplace wall in stone and adding a custom mantel could run around $9,000.

13. Tear Down a Wall

The goal of most wall-removal projects is to connect rooms and create a more open floor plan. Removing a wall can also bring more light into a space and create better flow.
To remove a non-load-bearing wall, one story or two, when you’re installing carpet: $2,500 to $3,000

Choosing the right contractor for your home improvement project can be tricky. You know, of course, to check references and verify credentials, but figuring out whether or not you can really rely on a contractor isn’t easy. Be on the lookout for these eight warning signs that you’ve hired a bad contractor.

1. No portfolio or relevant work history

Even someone new to the business should have some work under his or her belt, either from an apprenticeship or from working with another contractor. Never hire a contractor who can’t provide a list of references and examples of some previous work.

2. Showing up late or missing appointments

Everyone misses appointments or runs late from time to time due to unforeseen circumstances, but if your contractor makes a habit of it and isn’t courteous enough to communicate with you about it, then you should think about finding someone else.

3. Doesn’t have the right stuff

Does your contractor appear to have the right equipment to do the job you described, and does he or she have experience that is relevant to your project? If not, then this person might not be your best choice.

4. Odd payment arrangements

Requests for cash-only payments, in-full payments up front, or even extremely low-ball offers are all red flags. Trust your instincts on this one and keep looking for someone else.

5. Uses high pressure tactics

A reputable contractor will understand that you need some time to make a hiring decision. Avoid anyone who tries to secure a job by pressuring you to make a decision right away.

6. Has poor communication skills

If your contractor has a bad attitude and you feel uncomfortable approaching him or her with questions or comments about your project, then look for someone else who is easier to get along with.

7. Lack of credentials

Requirements for licenses, registrations and insurance vary from place to place, but your contractor should be familiar with and possess all of the proper credentials to operate legally in your area.

8. Doesn’t show professionalism

The bottom line is that your contractor should possess an air of professionalism at all times. This not only means that your contractor communicates with you in a friendly and respectful manner, but also that he or she can answer all of your questions and offer opinions about your project that are based on previous experience.
